Available for rent in Sežana, is a logistics centre under development by an experienced and reputable regional company. The project has a total of 44,390m2 of warehouse space with 12 metre high ceilings, and 2,310m2 of office space.

The rent is 6.9€/m2/month for warehouse and 12€/m2/month for office space. The minimum warehouse space available is 5,000m2, up to 45,000m2. The external asphalted area provides parking spaces for trucks and cars. Truck parking will be 75€/month. Service charges are expected to be between 0.8 and 0.95€/m2.

The project is expected to be completed in Q3, 2026.

The property is located on a 92,700m2 plot in Sežana, a few hundred metres from the border with Italy. The main logistics centre for Tedi’s central European operations is on the same site, working since 2023.

Sežana is located on pan European transport corridor 5, that stretches from Venice to Kiev. It is 30 minutes drive to the port of Trieste, and 30 minutes drive to the port of Koper. Ljubljana, and Slovenia’s main international airport, is reached within 60 minutes drive. Sežana is one hour and 10 minutes drive from the port of Rijeka in Croatia.

The floor bearing capacity is 7 t/m2. The property will be equipped with a modern heating system, LED lighting and an ESFR sprinkler system. It will be BREAM green certified. The office space will be air conditioned. There is access for all sizes of vehicles, and ample parking for both trucks and cars.
