The site is located just off Litijska Cesta, in Štepanja vas, close to the Bit Center Hotel. It is midway between the city centre and the ring road. The hotel is to the north-west, there is agricultural land to the north-east, east and west, and attractive detached homes and a retail outlet to the south. Access to the site is via a paved road from Litijska Cesta. The area is well served with supermarkets, schools and kindergartens, and leisure facilities. 3 bus routes serve Litijska Cesta, connecting it with all parts of the city.

The site is broadly rectangular. The eastern part of the site is covered in shrub land, and has been used for storage of waste materials. The western part of the site has 6 structures of varying sizes providing a number of homes. One building has an official address.

There is one water and one power supply, and 4 rubbish bins. There are illegal residents registered at the address. None of the buildings has planning permission. At least some of the homes are occupied by members of the Roma community.

The terrain is slightly sloping, down from the main Litijska Street to the south.

The land is included in the city master plan OPPN 421. The area is zoned for compact residential apartment blocks. Approximately 9,000m2 of the land is dedicated for development, with 6,300m2 of gross floor area,and 4,820m2 of saleable floor area. Between 66 and 90 parking spaces would be required. On the west side of the area, a major new road is planned.

The illegal occupants have indicated that they would be prepared to vacate subject to receiving a financial settlement, however the owners will not provide any guarantees in this regard.
