The highest part of the warehouse reaches 7.20 metres, or 4 metres to the beams.

Above the office area, there is a 548 m² mezzanine, accessible from the warehouse.
The warehouse consists of two interconnected halls – one measuring 1,039 m² with a closed suspended ceiling structure, and another measuring 1,493 m², open up to the rafters.

The property can be rented as a whole or in three separate units:

• 1,493 m² warehouse with ceiling height of 7.2 m to the rafters and 4 m to the beams (own entrances)

• 548 m² office space with a private entrance and 3 m ceiling height

• 1,039 m² warehouse with a suspended ceiling (4.5 m height); the suspended ceiling can be removed if additional height is required.
  This part includes additional storage space on the mezzanine above the office area, measuring 548 m² with approximately 3 m of height. This warehouse section has private entrances on both the east and west sides.

The property will be available from March 2026.

The rent is €4.5/m² for the entire building, €6/m² for separately leased office space, and €5.5/m² for separately leased warehouse space.
The tenant pays the building insurance (approximately €2,500 per year), utility costs directly to the providers, as well as the NUZS tax.

The building was constructed in 1960 with reinforced concrete columns and concrete panels. It features a saw-tooth roof. Utilities include gas, water, electricity, and sewage. Heating is provided by gas, and cooling by electricity.
The roof and façade were renovated in 2010.

The facility includes changing rooms, sanitary facilities, and a kitchen. The warehouses are equipped with shelving, which is available free of charge and can be removed if needed.

The building has five entrances from different sides, all with large double doors.

There is parking available for 16 cars and 6 trucks.
