The eastern part of the warehouse has 16.4m high ceilings, and the western part the same, but with a mezzanine, creating two storeys. The total amount of warehouse space in the building and two tents is 3,515 m2.

The building also benefits from 295m2 of office, retail and workshop space. In addition there are two warehouse tents.

• Tent 1 was erected in 2017, and comprises 331m2, and has 6.3m high ceilings.
• Tent 2 was erected in 2012 and comprises 730m2 and has 5.8m high ceilings.

The building is constructed from reinforced concrete columns and concrete panels with a concrete saw-tooth roof. Tent 1 is constructed from a metal frame, with aluminium walls and a heavy duty PVC roof. Tent 2 is constructed from a metal frame and heavy duty PVC walls and roof.

The building is in two parts. The eastern part of the building is partially on one level; and partially on two levels with offices. The western part of the building has a mezzanine area, the mezzanine floor has a capacity of 300 KG/ m2. The ground floor benefits from toilets, showers, a kitchen, a small customer service area, and a workshop.  The western part has a large loading bay on the facade and a smaller loading bay on the western wall. Access is possible for all sizes of trucks. Located in the industrial area of Sežana, the property is partially fenced. The warehouses are within two minutes drive of the main road, Celjska cesta, that links Venice with Kiev. It is only 5 minutes drive to the border with Italy. 

Bars, restaurants, supermarkets, post office and other amenities are available in Sežana’s town centre, around 5 minutes drive away.

The port of Trieste is 20km away. The port of Koper is 35km away. The port of Rijeka is 80km away. Ljubljana, where transport corridor 5 intersects with corridor 10, is 80km away.
